
Assured Periodic Tenancies Explained for Tenants
Under the Renters’ Rights Act, most new tenancies in England will be assured periodic from the outset.
This replaces the traditional fixed-term Assured Shorthold Tenancy model.
What Is an Assured Periodic Tenancy?
A periodic tenancy runs continuously on a rolling basis, rather than for a fixed six- or twelve-month term.
It continues unless ended properly by notice.
What This Means for Tenants
Greater Flexibility
You are not locked into a fixed term in the same way as before.
Notice Still Required
Tenants must still provide valid notice to leave. A rolling tenancy does not mean you can leave immediately.
Impact on House-Sharing
In joint tenancies:
- Notice by one tenant may affect the whole tenancy
- All joint tenants share responsibility
- Clear communication is essential
Stability vs Flexibility
Periodic tenancies can provide longer-term stability where both parties wish to continue. However, rent review and possession rules still apply.
